What We Do
The hallmark of a law firm is to provide what a client needs, do it simply and do it well. We’ve made a conscious decision to limit our day-to-day practice to three primary areas of the law and a few subspecialties. Although we have a great deal of real world experience in litigation and other areas, by focusing our efforts on real estate, wills and trust documentation, and business ventures, we are able to blend our talents to provide unique perspectives and creative solutions for our clients.
In a nutshell, here is what we do:
PERSONAL REAL ESTATE REPRESENTATION
We represent buyers and sellers of homes, condominiums and investment property in Massachusetts. This is our principal area of practice.
When we represent a seller, we draft the purchase and sale agreement. We include terms of sale that assure the transaction will be completed and protect the seller from any future liability. We resolve preclosing issues as they may arise. We attend the closing and ensure that the documents are in our client’s best interest;, the amount to be received is correctly calculated and the proceeds are delivered to the seller. We frequently act under power of attorney for those clients who can’t attend the closing.
When we represent a buyer, we negotiate essential changes to the draft agreement, ensuring that the results of the inspection are properly accounted for and protecting the buyer against accidental default or loss of deposit. We resolve any problems that may occur before the closing. We attend the closing and ensure that the loan documents are proper and correct and the amount to be paid is correctly calculated.
We view our mission in representing a buyer or a seller as making the purchase or sale of a home or condominium occur as smoothly and as simply as possible. The greatest compliment that we can receive is when a client tells us at the end that “it was a piece of cake.” We’ve often been told by our clients who have bought properties in other states that they never realized how much simpler we had made the entire process for them.
That is our goal.
WILLS AND TRUST DOCUMENTATION
An individual’s most basic planning needs concern the transfer of one’s property to one’s spouse, partner, children, or charity, and giving others the ability to make decisions in the event of a medical crisis.
We routinely prepare wills and trusts for our clients that accomplish their goals and expectations. To prevent the government or strangers from making health care or life-terminating decisions during medical crisis, we carefully discuss and prepare health care proxies (or so-called living wills) that satisfy the client’s personal preferences and medical decisions.
BUSINESS VENTURES
Starting or operating a business requires planning and documentation. We prepare corporate and LLC organizational documents and serve as corporate counsel to startup and ongoing business ventures, among a variety of other corporate counsel services. |
